WHEN DO YOU NEED INSPECTIONS ?
Codes require a two business day notice.
Note: A yellow card will be posted on site when inspections are done. Card will document any items that need attention.
Erosion control measures are inspected on each inspection. Including that the tracking pad driveway kept in good condition.
Prior to back fill of soil around foundation.
The footings and foundation are inspected for compliance to code.
Drain tile and foundation water proofing must be inspected
Meter Base Installation. (Generally done with one of the other items.)
Call for an inspection prior to covering walls. We need to be able to observe;
General framing construction.
Rough in of electrical.
Rough in of plumbing.
Rough in of HVAC.
(These are generally done on the same trip to the site.)
Call prior to placing sheetrock over insulation.
Inspection focus is on Energy code compliance.
(Codes now require insulator to document installation with a form at the electrical panel prior to requesting this inspection.)
Call for “Final” inspection.
Dwelling should have at least the following;
Operating bathroom and sanitary system.
Operating food prep area.
Stairs, guardrails and handrails.
Operating smoke detectors.
Egress routes available.
Operating smoke detectors.
Energized electrical wires do not create a safety issue.
Building is protected from environmental damage.
Storm water is directed away from dwelling.
Occupancy approved if compliant with codes.
OR
Conditional occupancy is sometimes granted if unfinished items are not health or safety related. Conditional occupancy implies that continuing progress will be made toward finishing the project in a timely manner.
